The glass-clad office tower rising at 415 10th Avenue in the buzzing Hudson Yards neighborhood of Midtown Manhattan is scheduled for completion in the spring of 2022. The 58-story, 2.9 million-square-foot building will be one of Manhattan’s largest and most modern office destinations. Once completed, the Foster + Partners-designed property will become the fourth-largest commercial office tower in New York City, taking up one entire city block. It will also be one of the few buildings in Westside Manhattan to accommodate more than 500 people per floor.
3 Million Square Feet of Class A Hudson Yards Office Space
Once completed, the 58-story building will offer 2.9 million square feet of Class A office space in Hudson Yards, as well as ground-floor retail space and an on-site auditorium. Developed by Related Companies and owned by Mitsui Fudosan America, 50 Hudson Yards is one of the priciest and most luxurious new office buildings in NYC.
The building offers exquisite views of the Hudson River, the Vessel, and the Empire State Building. It also incorporates two state-of-the-art terrace levels on the upper floors, private sky lobbies, valet parking in a private porte-cochere, and 24/7 security. The building will also showcase artwork by American artist Frank Stella in the lobby. The building owners aim for LEED Gold certification for the tower’s energy-efficient amenities.
Office floor plates are flexible and spacious, ranging from 47,500 to over 60,000 square feet, and feature floor-to-ceiling windows and high ceilings. According to the developers, 50 Hudson Yards “will reset expectations for commercial tenants and set a new standard for the workplace of the future.”
Getting to and from 50 Hudson Yards
The Class A office tower at 50 Hudson Yards benefits from an excellent location in the most sought-after office neighborhood in NYC. The building has multiple entrances on Hudson Boulevard, 10th Avenue, 33rd Street, and 34th Street. The new No. 7 train extension is located directly opposite the building’s Hudson Boulevard entrance, connecting tenants to all parts of the city.
Who is renting office space at 50 Hudson Yards?
Even though the tower at 50 Hudson Yards is not officially completed, high-profile tenants have already signed up for office space at the building. Facebook will occupy 1.2 million square feet of office space across 22 floors, while BlackRock will take over 1 million square feet across 15 floors for its new corporate headquarters. Law firm Debevoise & Plimpton will also soon be moving into its new 450,000-square-foot office at 50 Hudson Yards.
How much is the rent price for office space at 50 Hudson Yards?
Given the building’s best-in-class amenities and unrivaled location, office asking rents at 50 Hudson Yards are some of the priciest in Manhattan, ranging from $100 to $130 per square foot. However, tenants who sign a lease before construction is completed may negotiate build-outs, rent reductions, and free rent. These advantages might not be available once construction on 50 Hudson Yards is completed.
